S&R Title Agency, Inc. acts on behalf of all parties - buyers, sellers, and lenders - involved in real estate transactions. S&R Title also manages the preparation, execution, and filing of the legal documents necessary to close a real estate transaction. In a typical transaction, S&R Title services include a series of actions, beginning with a review of a title commitment, resolution of any exceptions to title, and a review of the purchase agreements to insure compliance. S&R Title verifies the payment of existing loans secured by the real estate and calculates and verifies the pro rata share of special assessments and taxes on the property. S&R Title obtains an updated title insurance commitment to the date of the closing, prepares required checks, deeds, affidavits, and any authorization letters required for the closing. S&R Title also establishes a time and place for the closing, conducts the closing, and ensures that all parties properly execute all of the appropriate documents. S&R Title collects and disburses funds for the parties, holds funds in escrow pending satisfaction of certain commitments, and prepares settlement statements, deeds of trust, mortgage notes, Truth-in-Lending statements, and purchaser affidavits. Finally, S&R Title records the appropriate documents as required by law in all appropriate public offices.
